The Buy to Let market has been particularly volatile over the last 18 months with 93% of all deals disappearing during that time.
Gone are the days when obtaining a loan to value of 85% was standard practise, and if the rental income was insufficient then self certified income could be used instead. Landlords are now finding that a requirement for a deposit of 25%-30% is now standard.
A key indicator of the current restricted market is to look at the number of Buy To Let products available.

Falling house prices have caused the equity in many landlords' portfolios to reduce, but with the entire higher loan to value products removed, many have no option but to move onto the lenders standard variable rate at the end of their existing deal. For some this is no great hardship, but some lenders have not passed on cuts to their Buy To Let products' standard variable rates as they have to their residential version.
As the market has restricted the remaining lenders have fine tuned their lending criteria in terms of loan to value and overall exposure. There is a trade off between obtaining an attractive interest rate and paying a high lenders fee. It is still possible to obtain borrowing at sensible levels but to do this you need to have full knowledge of the current market and up to date information on each lender.
